Three Signals. One Score.

Every facility is scored monthly using a Random Forest model trained on three independent data streams — no guesswork, no manual inputs.

STEP 01

Satellite Extraction

Sentinel-2 · Monthly

Google Earth Engine processes Sentinel-2 imagery for a 2 km inner zone and 10 km outer zone around each facility. We extract brightness change, NDVI, NDWI, and built-up area delta — the fingerprint of industrial activity.

STEP 02

Permit Intelligence

Census BPS · Monthly

We pull the US Census Bureau's Building Permits Survey county flat files each month. Residential unit counts and non-residential permit values are mapped to each facility's county, giving a ground-truth construction signal.

STEP 03

Price Forecasting

Zillow ZHVI · Monthly

Zillow Home Value Index data for every ZIP code within 10 miles of each facility is aggregated using inverse-distance weighting. A separate price forecast model predicts 12-month forward returns with ±2.88% MAE.

Random Forest Model · v1.0-rf-20260408

Trained on 2,018 facility-quarter samples spanning 2019–2025. Cross-validated R² of 0.965 (Industrial) and 0.929 (Residential). Price forecast model achieves ±2.88% MAE on 12-month forward returns. Retrained quarterly as new satellite and permit data arrives.
